Whilst it may help investors to build with eco-savings in mind in the current market, tenants are now less interested about offices’ green credentials than anything else. Research now suggests that cash-strapped leasers are most concerned about the cost rather than being an eco-warrior.
Green Agenda is Recycled in Tenants Wish List
Understandably, business tenants have dropped green credentials to the bottom of the list. Even though the green agenda and sustainability issues will define the future of commercial property they become less of a priority in the current downturn.
Businesses should not be too hasty in hanging up their eco-boots as new emissions legislation comes into play in the next couple of years. Firms will be required to buy and surrender allowances to cover associated energy consumption from their buildings.
Playing your Green Card with Timber Construction
Incorporating sustainable and energy saving products and methods of building timber framed construction hasn’t even begun to show just how important it can be.
Quickly erecting timber framed ‘off site’ prefabricated modules for walls, floor and roof from ‘flat pack’ ready for immediate installation. Foundation supports of lightweight steel piles take about two to three hours to install at a much lower cost than traditional foundations. Housing extensions could be substantially completed within 10 to 14 days, at little or no disruption to occupants and neighbours.
How to play it
The timber structure easily meets modern house building standards and with a multiple layered wall creates a thickness of 200mm which can be insulated with loose fill insulation. The modules can be clad, bricked or rendered externally and free flow fabric allows air to pass through the construction and prevents decay.
Most wooden cladding is naturally resistant to moisture, decay and insect damage. All sustainable timber from certified managed forests must have over 35 years durability even when untreated and increases dimensional stability of the structure.
Organic ‘sedum’ plants provide aesthetic design qualities but also protection from excess rainwater as they can slow the run off into drainage systems. They even provide habitat for wildlife and extra insulation from both heat and cold.
Finally, internal walls can be made from premium-grade birch plywood with filled cavity. High performance pine frames can have in built trickle ventilation to ensure longevity. Teamed with underfloor heating these flat pack homes or extensions reduce build time, increase efficiency and care for the environment.
