Whilst it may help investors to build with eco-savings in mind in the current market, tenants are now less interested about offices’ green credentials than anything else. Research now suggests that cash-strapped leasers are most concerned about the cost rather than being an eco-warrior.

Understandably, business tenants have dropped green credentials to the bottom of the list. Even though the green agenda and sustainability issues will define the future of commercial property they become less of a priority in the current downturn.
Businesses should not be too hasty in hanging up their eco-boots as new emissions legislation comes into play in the next couple of years. Firms will be required to buy and surrender allowances to cover associated energy consumption from their buildings.

Organic ‘sedum’ plants provide aesthetic design qualities but also protection from excess rainwater as they can slow the run off into drainage systems. They even provide habitat for wildlife and extra insulation from both heat and cold.
Finally, internal walls can be made from premium-grade birch plywood with filled cavity. High performance pine frames can have in built trickle ventilation to ensure longevity. Teamed with underfloor heating these flat pack homes or extensions reduce build time, increase efficiency and care for the environment.
